Why Renting in Europe Is Different for Indians

European landlords base rental decisions heavily on financial track record — credit history, proof of stable income, and references from previous landlords. As an Indian newcomer, you typically have none of these in the host country. This doesn't make renting impossible, but it does require preparation and sometimes compromise (higher deposit, guarantor, or shorter initial contract).

Building Your Rental Profile

Prepare a rental dossier before starting your search:

  • Employer confirmation letter (on company letterhead, in local language if possible)
  • Last 3 months' payslips (or offer letter if new job)
  • Last 3 months' bank statements
  • Reference letter from previous landlord (even Indian — translated)
  • Passport and visa copy
  • For Germany: SCHUFA-Auskunft (self-disclosure — get this free via the SCHUFA website)

Germany: SCHUFA and Mietschuldenfreiheitsbescheinigung

German landlords almost always request a SCHUFA-Auskunft — a credit report from Germany's main bureau. As a newcomer, get the free self-disclosure from schufa.de before house hunting, so you can show it proactively. Some landlords also request a Mietschuldenfreiheitsbescheinigung (rent arrears certificate) from your previous landlord — a letter confirming you had no unpaid rent. If your previous landlord is in India, get a translated letter.

Netherlands: The Income Rule

Dutch landlords typically require gross income of 3–4x the monthly rent. On the private market, this is strictly enforced. Social housing (housing corporation) has long waiting lists and usually requires a Dutch BSN. For newcomers, start with furnished private apartments (which are more flexible) and move to long-term contracts once you have Dutch income history.

UK: Right to Rent Check

Landlords in England are legally required to verify your immigration status (Right to Rent) before signing a lease. Show your visa (BRP card or share code) at signing. Deposits are capped at 5 weeks' rent (for annual rent under £50,000) and must be protected in a government-approved scheme: DPS, TDS, or MyDeposits. Get the deposit protection certificate — you'll need it at move-out.

Furnished vs Unfurnished in Europe

Unlike India, most European apartments come unfurnished — and in Germany and Netherlands, even without a kitchen. "Unfurnished" in Germany often means no fitted kitchen (Einbauküche). Budget €1,500–3,000 for a second-hand kitchen installation if your German apartment doesn't have one. In the UK and Netherlands, "furnished" means basic furniture included but check what's actually there.

What to Check in the Lease

  • Break clause: Can you leave early without penalty? (Common in UK; rare in Germany)
  • Utilities: Are they included (warm rent / Warmmiete in Germany) or separate?
  • Subletting: Usually banned unless explicitly permitted
  • Rent increase mechanism: Linked to inflation index? Check the formula.
  • Pets: Requires explicit written permission in most EU countries

Move-In Checklist

On move-in day, photograph every wall, floor, appliance, and fitting with timestamps. Send the photos by email to your landlord the same day as evidence of pre-existing condition. This protects your deposit at move-out — disputes over deposit deductions are among the most common landlord-tenant conflicts.
